THE DIRECT ANSWER

Use the effective governing agreement and relevant rights rather than a promotional description alone.

Identify the decisions the investor can influence

Explain the actual arrangement accurately and preserve any limits. Do not claim rights absent from the agreement. Read side letters too, especially where they affect repayment, return or exit expectations as well as governance.

Start with the borrowing: provide the commitment letter and signed loan agreement, the bank's disbursement advice, statements showing the proceeds arrive in the investor's account, the currency-conversion receipt, and the transfer to the regional center's escrow or the new commercial enterprise. Where a property sale, gift, loan, or asset transfer is involved, provide its genuine terms for review rather than simplifying the story to make it easier to explain, since a narrative can describe a record but cannot replace a transfer that was never documented. Where a portion of the capital comes from another person, that person must document how they lawfully obtained it, through their own tax filings, business records or sale documents, and the transfer itself needs a deed or agreement and matching account entries on both sides.
