Use relevant evidence and explain the assumption’s limits rather than presenting every prospect as a committed customer.
Separate evidence from expectation
Identify existing agreements, realistic capacity and the resources needed to deliver. Label prospective business accurately. The complete enterprise must still satisfy treaty nationality, development and direction, substantial lawful at-risk investment, nonmarginality and departure intent.
Collect the relative's statements covering each disputed payment, the invoices and receipts they settled, a written declaration of the arrangement, evidence of the relative's own lawful source, and the investor's records showing reimbursement or the funds' origin. Gather the property deed, acquisition record, mortgage payoff, sale contract, closing statement, co-owner allocation agreement, tax records where relevant, bank statements for every transfer, and the business purchase or escrow documents. Where a purchase is conditional on the visa, an escrow is normal, and its terms are then part of the evidence: money returnable at the buyer's option is not committed, whereas an escrow releasable on approval with the deposit otherwise irrevocable is a different instrument.
